How OfferCopilot works.

A real walkthrough of how a Toronto agent writes, fills, submits, and tracks an offer with OfferCopilot — from the first showing to the signed APS sitting in the lawyer's inbox.

The showing ends. You're ready to draft an offer.

Your buyer loved the house on Dovercourt. You're sitting in the car. You open the listing on REALM, click the OfferCopilot's "Create Offer" button, and the listing's info is instantly populated in a new draft offer — address, legal description, property taxes, condo status, MLS number, listing agent contact, coop commission, the works.

Select the client(s).

Step 2 Quick search to add buyer(s) from your Clients Dashboard. You pick from your client list (or add a new one with a magic-link invite). Co-buyers are one click. Their legal names, date of birth, employment, pre-approval status, and BRA status are already on file — so every later step uses them without you retyping.

Price, deposit & dates — with guardrails.

First few steps cover price, deposit, dates and commission. Each with best-practices + AI suggestions specific to the listing. You can override anything. The AI-wizard tells you when something isn't right, or when you're missing something important.

Conditions and Terms: Schedule A, written for you.

These steps suggests conditions based on the property type and the client's financing status — financing, inspection, status certificate for condos. Every clause is the full OREA wording, with the deadline computed from your completion date. Lets you add custom additional terms; our clause library covers all CREA/OREA standard language.

Inclusions, disclosures even taxes — nothing falls through.

These steps cover chattels/fixtures/rentals, closing adjustments, LTT and MLTT calculations based on the property location and first-time-buyer status. AI processes the listing and surfaces disclosures — declared ones plus anything the platform finds in public records or listing history that the listing didn't mention — so you can check things with the listing agent before you sign, not after.

Generate. Sign. Send.

Generate Offer: OfferCopilot auto-selects and fills the appropriate OREA forms, schedules, the confirmation of cooperation, and the BRA if one's missing. You get a signature-ready PDF — sign through us or drop it in DocuSign, SignNow, or whatever your brokerage uses. The lawyer can be autoassigned from your preset Affiliated (in Agent profile).

Track until it's firm.

Once submitted, you see the offer status, irrevocable countdown, and every document revision in one view. Counters are a click — clone the offer, tweak the price, regenerate. Every change is logged for compliance. Your clients get emailed or SMS summaries automatically.
